Property Management Resolutions for 2018

With the holidays behind us and a new year on the horizon, it's time to start considering how to improve our lives for 2018. For property managers, now is the time to reflect on ways to improve our work. There are always new tenants to screen and a new repair to take care of, but with the new year in mind, it's time for a fresh start and a fresh attitude. Cal Bay Property Management's Scott Safadi recommends focusing on three or four resolutions so not to be overwhelmed too quickly into the new year. Here are a few we recommend:

Find (and Keep!) the Best Tenants

Good tenants are worth their weight in gold. With that said, they can be incredibly hard to find. That's why finding and keeping great tenants should be your focus for 2018. Improve your community's website and SEO to ensure people can find your property, then ensure your screening process is up to speed. By selecting only the best folks to rent to, you practically guarantee less work for yourself. Good tenants don't mean, however, that you get to slack off. The key to retaining great renters is to reward them for their loyalty. Come up with affordable, fun ways to thank tenants for signing their lease.

Maintain Your Property

It's easy to lose track of all the maintenance projects that need taken care of around your property. The new year is the perfect time to take a step back and list out everything you need to take care of all year. Create a maintenance schedule to guide you through the next 12 months. You'll ensure that your community is looking its best all year long.

Create a Preferred Vendors List

You never know when you might need an expert plumber or a seasoned electrician at the last minute. Chances are good, if you don't already have these folks on speed dial, you'll likely be waiting a while to have them come out to work on repairs. Fostering great relationships takes some work, but it pays off in no time. Work to develop a preferred vendors list this January and keep their contact info handy for emergencies.

Whether you choose to focus on these suggestions or resolutions of your own creation, January is a fantastic time to start fresh.
